National Guard in West Virginia. Coordinated Cooper building team, Boeing,

apartments, $8 million pre-cast parking structure TECTA AMERICA EAST, LLC. – Baltimore, MD (2009 to
2012) Title: Senior Project Manager Plan, Organize and manage the day, to day
operations, as well as any other responsibilities that correlate to
effectively running all projects simultaneously. During this time I was
challenged to renovate the Baltimore offices, design coordination, demolition
and installation while maintaining a working environment for Tecta employees.
I was tasked with all space planning, permitting, and due diligence necessary
to complete all construction projects. Documented correspondence for
projects, consulted with owners to determine projects outcome, pre-bid
meetings, site visits, and sub-contractor scope reviews.I prepared all pay
requisitions, change orders, to maintain efficient and cost affective
construction operations at Calvert Cliffs Nuclear Power Plant, Sinai
Children’s Hospital, Kaiser, Westfield Mall, UMBC performing arts buildings,
Americana Finnmark Condo Buildings, and numerous other commercial buildings
in Maryland, Washington D.C., Florida, and Northern Virginia. Projects
value $ 250,000 to $ 12,500,000 million. SITE CONSTRUCTION SERVICES, INC. – Silver Spring, MD
(2006 to 2009) Title:Senior Project Manager Hired as a Construction Manager responsible for all
Project Planning, construction, Architect selection, design coordination with
Engineering and Architectural teams and all permitting and interfacing with
utilities. Hiring field personnel and mentoring needed to build interior space
renovations, new and existing commercial, mixed use buildings, and commercial
retail properties along with commercial multi-family properties in and around
the Metro DC, Baltimore and Virginia. Managed and responsible for project
phasing, proposal coordination and project staffing. Negotiate all general
contracts, subcontracts, vendor’s agreements and produce AIA documents for

commercial, multi-family mixed use buildings, condominium and commercial
retail properties in and around the Metro DC, Baltimore and Virginia areas.
Coordinated, and managed all Site field subordinate to assure quality,
training and completion on time and within budgets. Negotiate all general
contracts, subcontracts, vendor’s agreements and produce AIA documents for all
projects. Manage all land development, earthwork and utilities for link-up to
public services. Coordinate all permitting, due diligence necessary to
complete construction projects in my control. Maintain all correspondence and
transmittal logs. I prepared all bank requisitions, change orders, and
project documentation to maintain efficient construction operations. Projects
range $14 Million to $56 Million. STAVROU CONSTRUCTION – Lanham, MD (2001 to 2003) Title: Project Manager / Owners Representative Responsibilities
included the buy-out of three multi-family communities. Bid all work, wrote
Contracts and directed negotiations with all subcontractors, suppliers and
Third Party Inspectors and Engineers. Directed all demolition, abatement and
new construction within our senior’s living community division. Hired staff
for the construction projects, implemented training of staff, controlled
purchase order system and tracking devices. Community relations with Prince
Georges County Housing Authority and Maryland HUD department.
Responsible for asbestos abatement and correlating documentation needed
during the demolition of existing site. Projects consist of Senior’s
living, rental apartments, condominiums, and community center. Projects
range from $25 million, $48 million, and $62 million CLARK REALTY BUILDERS, LLC – Bethesda, MD (1998 to
2001) Title:Construction Manager Facilitated the takeover of this 392-unit project
from the original general contractor replaced by Clark Realty.
Completed all infrastructure and site development, managed all grading and
earth work. Reviewed all existing contracts, subcontracts and major
purchase orders to provide owners with cost analysis for and schedule for
project completion. Handled all due diligence for the owner. Completed 2-six
and 2-eight story concrete, steel and light gauge framing, structural
concrete underground parking structures. This project value $52 Million. PICERNE DEVELOPMENT CORP. – Altamonte Springs, FL
(1995 to 1998) Title: Construction Project Manager Coordinated all phases of construction for a
384-unit apartment project in Orlando, FL. Responsible for all mass
grade work, installation of infrastructure. Installed all sediment and
erosion control devices. Scheduled and managed all land development link up
and residential construction. Monitored all cost and implemented cost
controls. Scheduled all state, county and local inspections. Hired and
coordinated design and engineering teams needed for each project. Supervised
subordinate Picerne employees assigned to the project. This project
consisted of twenty-two three-story, wood framed buildings and a
clubhouse. Project value $40 million. CED CONSTRUCTION – Maitland, FL (1991 to 1995) Title:Project Manager/Owner’s Representative Managed General Contractors on multiple apartment
projects throughout the Southeastern states: A 144-unit project in
Nashville, TN; 152-unit project in Macon, GA; and a 152-unit project in
Kissimmee, FL. Planned, organized and budgeted all phases of the multi-family
construction process in order to maintain efficient construction operations.
CED replaced the general contractors on all three projects due to contract
issues. I was responsible for hiring and training employees to complete
projects. Creating, processing, and negotiated contracts with subcontractors
and payment requisitions. All projects were three and four-story, wood framed
garden style apartments. I was responsible for acquiring all Tax Credits for
these municipalities. Projects ran concurrent in three states and
ranged in value at $8 Million, $12 Million and $15 Million. CIRENT SEMICONDUCTOR / JOHNSON CONTROLS – Orlando,
FL (1989 to 1991) Title:Construction Manager / Owners Representative My direct hands on coordination for all phases of
construction to facilitate a class “10” clean room for Lucent Technologies
and Cirent Semiconductor Technologies was essential to the success of this
project. I was Responsible for coordination of all in house MEP engineering
designers (25) and correlation of Johnson Controls 400 on site electrician,
pipe fitters, HVAC mechanics needed to assure plant and factory standards
were met or exceeded. Mentoring and training programs for field personnel,
safety and technical training for state of the art equipment for this clean
room were my responsibility. Negotiated bids for work not performed by
in-house personnel. I directed the in-house design engineers for workspace
relocations, systems furniture, raised floor electrical and HVAC and special
up-grades within the factory. Established and monitored all cost for each
project and implemented cost controls. Scheduled, escorted and supervised
Contractors, Subcontractors, all State, County and Third party
inspections. Managed and coordinated subordinate Johnson Controls
employees (400) Millwrights, HVAC Technicians, Plumbers and
Electricians. This Project’s value $400 Million. FAIRFIELD DEVELOPMENT – Colorado and Las Vegas,
Nevada (1987 to 1989) Title:Construction Project Manager I managed multiple multifamily projects in Denver,
Colorado and Las Vegas, Nevada. I was directly responsible for all
permitting, land development, mass grading, blasting for the utilities link
up. I coordinated all state, county and local permitting and inspections for
Fairfield Development. I monitored all subcontractors and maintained records
for Fairfield and Fairfield subordinates. Colorado project The Pines
at Castlerock was twenty eight buildings (750-units), three and
four-story, wood framed, luxury golf course garden style apartments. The Las
Vegas project St. Moritz was twenty-four buildings (600-units), all
two-story, wood framed luxury garden style apartments with fifteen four-car
garage buildings and multiple out-buildings, pools and spas with built-in
natural gas grills. The Las Vegas project St. Croix was thirty-three
buildings (450-unit) two-story and three-story, wood framed luxury garden
style apartment buildings with Aluminum parking carports and multiple
out-buildings, 2 Clubhouses with pools, spas and natural gas supplied grills.
Projects closed out on time and within budget. Colorado Project
